This website (boringrich.com, the "Site") is owned and operated by Section 8 Consulting LLC ("we," "us," "our"). The Site sells and promotes Boring Rich by Section 8 Karim — the book *Boring Rich: The Section 8 Blueprint for Building Government-Backed Cash Flow* (the "Book") and related educational materials.

By using the Site or placing an order, you agree to these Terms of Service. If you don't agree, please don't use the Site.

Eligibility

You must be at least 18 years old, or the age of majority where you live, to purchase from this Site.

What we're selling — and what we're not

The Book and any bonus materials are educational and informational products only. They are not:
- investment, financial, legal, tax, accounting, or real estate brokerage advice;
- a business opportunity, franchise, or money-making system;
- a promise, guarantee, or projection of any income, profit, property acquisition, or investment result.

Real estate investing involves substantial risk, including loss of capital. You are solely responsible for your own decisions and should consult your own licensed professionals before acting on anything you read. See our Full Disclosure.

Orders, pricing and payment

Prices are shown in U.S. dollars and may change at any time before you place an order. We may correct pricing or description errors and cancel affected orders, refunding you in full if we do.

Payment is processed by our third-party payment providers. We don't store your full payment card details. By placing an order, you authorise the charge shown at checkout, including any applicable tax and shipping.

We may limit or cancel quantities, refuse or cancel any order, and require additional verification before accepting an order.

Digital products (ebook and bonuses)

Digital products are delivered by email or download link, usually within minutes and no later than 24 hours after payment. It's your responsibility to give a valid email address and to check spam or promotions folders.

When you buy a digital product, we grant you a limited, personal, non-exclusive, non-transferable, revocable licence to download and read it for your own personal, non-commercial use. You may not copy, resell, share, sublicense, publish, post, distribute, upload to file-sharing services, use to train a machine-learning model, or create derivative works from it.

Digital refunds. Because digital products are delivered immediately and cannot be returned, all digital sales are final once the download link has been sent — except where we choose, at our discretion, to make an exception, or where a refund is required by law. If a file is corrupted or won't open, contact us and we'll fix or replace it.

Physical products (hardcover and paperback)

Shipping. Orders ship to the addresses and within the timeframes shown at checkout. Delivery estimates are estimates, not guarantees, and we are not responsible for carrier delays, weather, customs, or an incorrect address you provide. Risk of loss passes to you on delivery to the carrier.

International orders. You are responsible for any customs duties, import taxes, and fees charged by your country.

Returns. Unopened, undamaged physical books may be returned within 30 days of delivery for a refund of the purchase price, less original shipping. You pay return shipping unless the item arrived damaged, defective, or incorrect. Contact us first at admin@boringrich.com for return instructions — returns sent without instructions may not be processed.

Damaged or wrong item. Tell us within 7 days of delivery, with a photo, and we'll replace it or refund it.

Bundles and bonuses. Where a physical order includes digital bonuses, the digital portion is delivered and licensed as described in Section 5, and its value is not refundable separately.

Third-party retailers

The Book may also be available from third-party retailers such as Amazon. Purchases made through a third-party retailer are governed by that retailer's terms, returns policy, and privacy policy, not ours. Bonus materials offered on this Site are available only with orders placed on this Site.

Our intellectual property

The Book, the Site, all text, graphics, frameworks, checklists, calculators, worksheets, logos, and the marks "Boring Rich," "Section 8 Karim," and "Section 8 Training" are owned by us or our licensors and protected by copyright, trademark, and other laws.

You may quote brief excerpts of the Book with attribution for review or commentary. You may not reproduce, distribute, publicly display, sell, or create derivative works from our content without our prior written permission. See our DMCA Policy.

Acceptable use

You agree not to: use the Site unlawfully; interfere with or attempt to gain unauthorised access to the Site or its systems; scrape, crawl, or harvest content or data except as permitted by our robots file; impersonate anyone; or use the Site or the Book to violate anyone's rights.

Email and SMS communications

When you buy from us or opt in on the Site, you agree to receive transactional messages about your order, and — where you've opted in — marketing emails and, if you provided a mobile number and consented, text messages about the Book and our related educational programs. Message frequency varies. Message and data rates may apply. Reply STOP to opt out of texts, HELP for help, or use the unsubscribe link in any marketing email. Opting out of marketing doesn't stop transactional messages about an order you placed.

Reviews and submissions

If you send us a review, testimonial, photo, question, or other content, you grant us a non-exclusive, worldwide, royalty-free, perpetual licence to use, reproduce, edit for length or clarity, and publish it in connection with our business, with attribution to your first name and last initial unless you tell us otherwise. You confirm the content is your own, honest, and accurate. We don't pay for reviews, and we don't condition any benefit on the content of a review.

Third-party links

The Site links to third-party sites, tools, and services we don't control. We're not responsible for their content, products, terms, or privacy practices. Your dealings with them are between you and them.

Disclaimer of warranties

The Site and its content are provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement, or accuracy. We don't warrant that the Site will be uninterrupted, secure, or error-free, or that any information — including market data, program rules, or example numbers — is complete or current. Housing programs, payment standards, lending terms, and local rules change; verify everything independently.

Limitation of liability

To the maximum extent permitted by law, our total liability arising out of or relating to the Site, the Book, or these Terms will not exceed the amount you actually paid us for the product in question. We will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, including lost profits, lost real estate gains, or lost data — even if we were advised of the possibility. These limits do not apply to our own fraud, gross negligence, or wilful misconduct, or where the law prohibits limiting liability.

Indemnity

You agree to indemnify and hold harmless Section 8 Consulting LLC, Karim Naoum, and our team from claims, damages, and reasonable costs arising from your breach of these Terms, your misuse of the Site or our content, or your real estate and financial decisions — but only to the extent caused by you, and not to the extent caused by our own negligence, fraud, or breach.

Dispute resolution

Talk to us first. Before starting any formal proceeding, email us at admin@boringrich.com describing the issue and the resolution you're seeking, and give us 30 days to work it out in good faith. Most problems end here.

Arbitration and class waiver. If we can't resolve it, any dispute arising out of or relating to these Terms or your purchase will be resolved by final, binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, seated in Miami-Dade County, Florida, or by video if you request. You and we each waive the right to bring or join a class, collective, or representative action. You may instead bring a qualifying claim in small-claims court. Nothing here prevents either party from seeking emergency injunctive relief in court to protect intellectual property.

Opt-out. You may opt out of this arbitration section by emailing us within 30 days of your first purchase; opting out doesn't affect the rest of these Terms.

Governing law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. For matters not subject to arbitration, you consent to the exclusive jurisdiction of the state and federal courts located in Miami-Dade County, Florida.

General

If a provision is found unenforceable, it will be limited to the minimum extent necessary and the rest stays in force. Our failure to enforce a provision isn't a waiver. You may not assign these Terms; we may assign them in connection with a merger, acquisition, or sale of assets. These Terms, together with the Privacy Policy, Full Disclosure, and DMCA Policy, are the entire agreement between us regarding the Site.

Changes

We may update these Terms. The "last updated" date will change, and material changes take effect when posted. Continued use of the Site after a change means you accept the updated Terms.
